Finding the right site, exploring support from the planning system and local communities, establishing (and proving) need for the uses contemplated - these are fundamental for a successful project.
Building a team
Second comes the recommendation to the client of the best team for the job within the constraints of the budget. Coral has access to a vast number of design and engineering professionals. Selection can be by competition or direct appointment, depending on the complexion of the client. (Public bodies may require the application of tendering rules.)
Leading the process
Coral leads Pre-Application discussions with local planning officers, as a low-cost prelude to the investment in a full planning application.
Keeping costs down
To keep costs down, Coral can also develop site layout plans and 3d models, short-circuiting expensive architectural development before it may be required as part of a full planning application.
Years of experience has taught us how to reduce overall project costs while maintaining quality at every point in the process. Central to this process is avoiding the premature appointment (and expense) of unnecessary professional input.
Many projects can be hobbled or compromised by excessive early expenditure. Examples such as producing detailed rather than schematic landscape plans, commissioning detailed elevations or creating detailed materials palettes, at a point in the planning process when these things have nor been sought and may not even be required.
